Welcome to Aspen Meadows a 100 unit Senior (62+) Project-Based Rental. Since this property has a Project-Based Section 8 contract with HUD, some or all of the rents at this property are based on tenant incomes. Tenants will make a monthly contribution toward rent equal to 30% of their adjusted income. There is a minimum tenant contribution of $25 for all rents at this property regardless of tenant income. Since this property has received funding in part through the Low Income Housing Tax Credit (LIHTC) program, monthly rent cannot exceed the Tax Credit maximum rent for the area. Households earning less than 60% of the area median income qualify for units with reduced rent. Some rental units in this property may not be subject to LIHTC and therefore may be set at levels higher than the area's LIHTC limits. Aspen Meadows is a HUD Apartment. HUD residents usually pay 30% of their gross income for rent. The rent amount, less approved HUD deductions such as medical and child care expenses, and other allowances, includes a utility allowance. HUD Residents also may choose to pay what is known as flat rent. The HACC works with applicants to determine which rent arrangement is best for them. I would not recommend Aspen Meadows for anybody. It was dirty. When we toured it, they had food on the plates in the kitchen, and it wasn't cleaned up. The room was dingy and dirty, too. The manager could hardly speak English, so we couldn't understand what she was saying. The residents didn't look well kept, so it was pretty bad. It was mismanaged and disorganized. To me, they didn't know what they were doing. They showed me the shared room that my mom was going to have, and they told me that she could have a chair and a TV. However, I couldn't get in, and I could hardly turn around there. It had two beds, but there was no room for a chair or anything like that. Everything was run down. My mom had to have a walk-in shower, but all they had is a bathtub. The facility was not accommodating, and the price was more than what the base rate is for where she is now.
