Northgate Terrace was purchased from the Graphic Communications Union in 2015, and CPP has transformed it into a stunning landmark in the City of Oakland. With views of downtown as well as San Francisco Bay, the senior citizen residents of Northgate are currently enjoying new and revitalized amenities and a safer community following CPP’s rehabilitation of the 201-unit high-rise tower. The almost $49 million project was funded with 4 percent tax credits and bonds, and more than $13.7 million went into the improvements to enrich the lives of the residents.

the residents of Marlton Manor and the San Francisco Redevelopment Agency learned that the owner of the building was considering selling it; which could have lead to the conversion of these affordable units to market rate rents. Such a conversion would increase the residents' affordable rents to levels beyond their means. In danger were 151 units subsidized by the Section 8 programs housing seniors and people with disabilities. The residents organized themselves into an association and with the assistance of Agape Outreach Center and the Agency, found partners in Mercy Housing California and AF Evans Development Company to purchase Marlton Manor and save their affordable housing. In 2002, this partnership successfully took ownership of Marlton Manor, preserving the deep affordability of the rents, and initiated a $7.5 million renovation.

Otterbein Manor, a 39-unit senior community located off College Avenue and Oakland’s Rockridge shopping district, provides residents with plenty of entertainment, arts, shopping and dining throughout the College Avenue corridor. Additionally, Otterbein Manor is directly across the street from the city’s Rockridge Branch Library, alongside a busy AC Transit line and a 6-minute walk from the Rockridge BART station. Otterbein Manor provides 31 studios and 8 one-bedroom units, outside patio, community room and on-site laundry facilities.

Satellite Central, a 150 unit high-rise senior community, originally opened in early 1970. Satellite Central is located in the heart of Downtown Oakland and a short walk from the 19th Street BART Station. It features 75 studios, 41 jumbo studios and 34 one-bedroom units. Residents are welcome to use the various community spaces including the furnished outdoor patio, large community room, laundry facilities and multipurpose room. Satellite Central’s rehabilitation began in January 2012 and included a complete make-over of the exterior, renovation and expansion of the interior common spaces, and accessibility and seismic upgrades, all while maintaining full building occupancy.

St. Andrew’s Manor is a six-story, 60-unit development for seniors 62 and older in the City of Oakland. The project has been owned and operated by SAHA since 1972. The property’s rehabilitation will include unit rehabs, accessibility upgrades, a new second elevator and upgrades to the existing elevator. The property will also incorporate many new eco-friendly features into the building design. This rehabilitation ensures low-income elderly residents a more comfortable home while preserving the depth of affordability that St. Andrew’s provides its residents.

Stuart Pratt Manor, a 44-unit mid-rise senior community, was built in 1969. The development is conveniently situated near Downtown Berkeley shopping and dining, AC Transit, Downtown Berkeley BART station, Civic Center Park and the Berkeley Public Library. Stuart Pratt Manor features 22 studios, 6 jumbo studios and 16 one-bedroom units.
