The independent living apartments on the campus are a great value for the money! One of the most affordable options in Boulder County. Well maintained building on a nice campus with a walking path throughout the grounds. Assisted living is available next door and a new long term care has just been built as well.

- Each apartment features a living room and dining area, kitchen with appliances, full bathroom and spacious bedroom with large picture windows and ample storage, its own individually controlled thermostat and emergency pull cord system.
- Professional dining services are provided in our Sylvan Cafe and participation in our monthly meal plan is mandatory for all Manor residents.
- Activities such as our Educational Speaker Series, clubs and interest groups, outings, Wii Bowling and celebrations are scheduled through our award-winning Wellness Center. We have fitness equipment with personalized instruction by a certified exercise specialist.

The facilities, staff and food were great when my mom moved in 15 years ago, however, this has gone down hill to an unacceptable level. The apartments are still a nice size and have a good layout; however, it’s near impossible to get any maintenance help when things break or infestation of bugs are present. The most unacceptable part of living there is the staff. They are borderline abusive to residents, intimidate them, and threaten them. It’s a sad situation because it was such a nice place years ago.

I couldn't be happier knowing my loved one is in Hover Manor, Independent Living. I have experienced the changes that have occurred over the past 10 years. The staff have been WONDERFUL! Yes, there have been times they are short staffed, as with any place, but they have done an amazing job of compensating and are truly caring individuals. The rooms are very nice -spacious, clean and modern, and there is a cord that can be pulled in the bedroom or bathroom that gives an added sense of security. The rooms may not be "luxurious", but the VALUE more than compensates . There are Many activities - book club, Wii Golf, Bridge, Dominoes, Pinochle, crafts, Discovery group, Bingo, Exercise...that is just a drop in the bucket. They have monthly meetings to keep communication open with the residents and provide a very reasonably priced van and bus to take residents to the grocery, doctor appointments, etc. There has been a challenge in the kitchen with recent turnovers... but the staff jumped in and did a great job for being so short staffed. They are back up to full staff now. They have a daily "special", but residents also have a menu with lots of alternatives to choose from. I feel there is an effort to provide healthy meals with variety. I know they have added additional washers/dryers on the main floor, and are available 7 days a week. The staff continue to work at making improvements while trying to keep the cost reasonable. I would give Hover Manor 6 stars if I could....

The community is nice with a lovely main lobby and grounds. The rooms are fair as there is nothing special about them. . The best feature is a large storage closet which you don't get with many apartments. The downsides are the meals, as they are not particularly healthy, and the laundry facilities. There is one laundry room with just a few washers/dryers for 200 residents and the laundry area is closed on Saturdays and Sundays, so it's difficult to find machines to use. Lastly, the reason for the low rating is that over time, the people who manage the place aren't doing a good job. They often speak in a manner that is intimidating to the residents, don't respond to requests, fix things in a haphazard way, and have no customer service skills. They have also changed certain amenities such as social activities and wellness activities to be almost non-existent anymore. It's really sad to see this happen as it was been such a nice place to be years ago.

Hover Manor Senior Apartments were OK. The rooms were alright, but I didn’t particularly like the meal plan. The price wasn’t bad, and the location was OK.
